01Who we are

This website, miamiwaterfrontestates.com, is operated by The Luxury Team at The Agency Florida LLC, a licensed real estate brokerage. Steven Seigel, Licensed Realtor, is the agent responsible for the site. In this policy, “we,” “us” and “our” mean The Luxury Team | The Agency Florida LLC.

This policy explains what information we collect when you use this website, why we collect it, who we share it with and the choices you have.

02Information we collect

Information you give us. When you send an inquiry, we collect what you enter in the form: your name, email address, phone number, the price range and timing you select, and your message. When you register or save a search through our property search (section 03), we collect the details you enter there.

How you found us. When you send an inquiry, the form also records which neighborhood or price range you were viewing and, if you arrived from an advertisement, the campaign details in the link you followed (such as the source, medium and campaign name, and the click identifier Google or Meta adds). This tells us which advertisement brought you to us. These details are kept in your browser only for the current visit and are sent to us only if you submit the form.

Information collected automatically. Like most websites, this site and the services it uses receive technical information from your browser: your IP address, browser and device type, the pages you view, the links you click and the website that referred you. See section 06 for cookies and similar technologies.

03Property search and registration

Listings on this site are provided through iHomefinder, our IDX (Internet Data Exchange) provider, which supplies listing data from the multiple listing service. If you register, save a listing or a search, or request information about a property through the listing pages, the details you provide (such as your name, email address and phone number) and your activity in the property search (such as listings viewed and searches saved) are collected by iHomefinder on our behalf and shared with us, so we can follow up with you and send the listing updates you ask for.

iHomefinder processes this information under its own privacy policy as well as this one. You can stop listing alerts at any time using the unsubscribe link in any alert email, or by contacting us.

04Consent to be contacted

Our inquiry form includes a consent checkbox. If you tick it, you agree to the following, word for word as it appears on the form:

“I agree to receive property updates from The Luxury Team via phone, text, and email. Msg & data rates may apply. Reply STOP to opt out. Consent is not a condition of purchase. View Privacy Policy.”

Consent is optional and is not a condition of buying or selling any property or of receiving a reply to your inquiry. You can withdraw it at any time: reply STOP to any text message, use the unsubscribe link in any email, or contact us at privacy@miamiwaterfrontestates.com or (954) 881-1081. Message frequency varies. Message and data rates may apply. We do not share your mobile number or text-message consent with third parties for their own marketing.

05How we use your information

• To respond to your inquiry and help you buy, sell or rent property.
• To send the listings, market updates and other information you ask for, by phone, text or email where you have agreed to it.
• To understand which neighborhoods, pages and advertisements are useful to visitors, and to improve this website and our advertising.
• To measure the results of our advertising, and to show our advertisements to people who have visited this site (section 06).
• To keep the website secure and prevent spam and abuse.
• To meet our legal, regulatory and brokerage record-keeping obligations.

06Cookies, analytics and advertising

This site and the services below use cookies, pixels and similar technologies, small files or code that store or read information in your browser.

Analytics. We use Google Analytics, through Google Tag Manager, to understand how visitors use the site, for example which pages are viewed and whether an inquiry was sent.

Advertising. We may use the Google Ads tag and the Meta Pixel to measure the results of our advertisements (for example, whether someone who clicked an advertisement went on to send an inquiry) and to show our advertisements to people who have visited this site, on Google, Facebook, Instagram and their partner sites. These companies may combine this with other information they hold about you, under their own privacy policies.

Security and essential services. Cloudflare protects this site and our inquiry form (Cloudflare Turnstile) against spam and attacks, and the listing search sets the cookies it needs to work.

Your choices. You can block or delete cookies in your browser settings; parts of the listing search may not work without them. You can manage Google’s advertising through Google’s My Ad Center, opt out of Google Analytics with Google’s opt-out browser add-on, and manage Meta’s advertising through Ad Preferences in Meta’s Accounts Center. This site does not currently respond to browser “Do Not Track” signals.

07Who we share information with

We share information only as described in this policy:

• Within our brokerage, with the agents and staff of The Luxury Team and The Agency Florida LLC who work on your inquiry.
• Service providers who run parts of this website for us: iHomefinder (property search and registration), WP Engine (website hosting), Cloudflare (security, spam protection and email routing), Microsoft (email delivery), Fluent Forms (the inquiry form, whose entries are stored on our website), and Google and Meta (analytics and advertising, section 06).
• In a transaction, with the other parties to a property transaction you take part in, such as a cooperating agent, lender, title company or attorney, as needed to complete it.
• When required, to comply with the law, a court order or a regulator, or to protect our rights, our clients or others.

We do not sell your personal information.

08Keeping and protecting your information

We keep your information for as long as we need it for the purposes above, including any period required by law or real estate record-keeping rules, and then delete it or keep it in a form that no longer identifies you.

We use reasonable safeguards to protect your information, including encrypted (HTTPS) connections to this site. No website or transmission is completely secure, so we cannot guarantee absolute security.

09Your choices and rights

You can ask us to tell you what personal information we hold about you, to correct it or to delete it, or to stop contacting you. Email privacy@miamiwaterfrontestates.com and we will respond within a reasonable time. We may need to confirm your identity first, and we may keep information we are required to keep by law.

Depending on where you live, you may have additional rights under the privacy laws of your state or country. Contact us and we will tell you how they apply to you.

10Children

This website is intended for adults and is not directed to children under 13. We do not knowingly collect personal information from children. If you believe a child has given us information, contact us and we will delete it.

11Links to other websites

This site links to websites we do not operate, such as social networks and the websites of our service providers. Their own privacy policies apply to them, and we are not responsible for their practices.

12Changes and contact

We may update this policy from time to time. The date at the top of this page shows when it was last changed, and changes take effect when they are posted here.
